Real estate: The number of purchases in Attica – Piraeus Capitals

In 2023, Attica, with the champion of Piraeus, also had special dynamics, both in terms of price increases, as they were 166% higher than in 2022 and in terms of sales numbers, which were 85% higher. The second place is rightfully held by the Southern Suburbs, while a special feeling causes that in the islands of Argosaronic and especially the Cyclades the real estate purchases in 2023 were zero. In this context, it is also important to change the policy for Golden Visa in the way the market has developed today. The total increase in sales in the first nine months of 2023 also increased by 36% in the areas of the Municipality of Athens compared to 2021, while for the corresponding period of 2021-2022 this percentage was 11%. The total value of purchases also increased to 51% (2022-2023) from 5% (2021-2022). At the same time, there is a 30% increase in the average price per square meter for the first nine months of 2021-2023 and 22% for the same period for the years 2022-2023. In the Southern Suburbs, more detailed in the first nine months of 2023 the number of houses sold was increased by 47% compared to 2022, while their value was 112%. There is also a gradual increase in the surface of the middle residence, from 75 sq.m. in 2021 to 79 sq.m. in 2023. In Northern Suburbs the average property was sold by 7% more in the first nine months of 2023 than in 2022. At the same time, in Eastern Attica the average residence cost 16% more in the first nine months of 2023 than in the corresponding nine months of the previous year, while in Western Attica there is an increase of 38%. In the center of Piraeus during the first nine months of the year, the price of the average property transferred increased by 44% compared to 2022 and 52% compared to 2021. In its suburbs the growth rate ranged to 13% for the years 2022 and 2023. In the islands of Argosaronic the percentage of the average property price for the first nine months of 2023 was 11% lower than in 2022 and in the Cyclades decreased similarly by 16%. In general, the situation regarding sales does not seem so auspicious for the year we are going through. In particular, on the islands of Argosaronics, sales had increased in 2022, both in number and value. The same percentages for the first nine months of 2023 range to 2% and -9%. There is also a similar situation in the Cyclades. The number of sales of 2023 did not show any change compared to 2022 and the value of sales for the same period decreased by 16%. As regards the area of the average property and the year of the construction of the properties in the areas belonging to the Municipality of Athens for the first nine months of 2023 the average residence was constructed in 1971 and has an area of 68 sq.m. In the Southern Suburbs its area is 79 sq.m. and is 40 years old and in the North the surface of the average property is 102 sq.m. and the age of 38 years. In the Western Suburbs the year of construction of the average residence was 1983 and its surface of 77 sq.m., while in Eastern Attica the date of construction of the average property is 1992 and the area of 103 sq.m. During the same period, the average residence sold in Western Attica is 34 years old and 81 sq.m. In the center of Piraeus the age of the average property is 40 years and its surface is 77 sq.m. At the same time, in the suburbs of Piraeus the average residence was constructed in 1982 and has an area of 75 sq.m.
