In which areas of Attica houses are sold faster

The demand for the center of Athens, especially in areas such as Galachi, Goudi, Byron and Caesarian, is still unscathed. At the time the interest of the Greeks in the eastern suburbs is increasing, as it is observed that the Sweet Waters showed a very rapid absorption of residential properties for sale. Smaller apartments, in fact, are more easily sold than single houses, which are not the first choice of prospective buyers mainly due to their high prices. In the year that passed and in the first months of 2024 was the number of Greeks who entered the residence process. This also confirms domestic searches for residential properties for sale on the Spitogatos platform, which in relation to 2022 increased by 16%. In Attica, in fact, 13% of those seeking housing increased, with the most popular areas once again being the Southern Suburbs, the Center and the Northern Suburbs. As regards the time remaining on the platform, this appears to vary depending on the demand in the area. On average for the most popular areas the properties on the platform stay from 5.7 months to 7.7 months. Specifically, in the suburbs of Piraeus and Western Attica, they recorded the smaller average time to stay messages in the market, while, on the contrary, the residential properties for sale in the rest of Attica, south and northern Athens moved to higher levels. More specifically, although the houses had the largest average time to stay in the market, Piraeus and its suburbs it was observed that they were absorbed faster, i.e. within 6.6 months. Instead, in south, in the centre and in the rest of Attica their longer periods of absorption were recorded, since an average of 8.1 months in the first two cases and 8.2 months in the rest of Attica were required. For example, in 2023 the percentage of houses offered in central Athens was 2%, while the corresponding stock share in southern Athens and the rest of Attica was 7% and 11% respectively. Eastern Athens stands out for the lowest average time in the market for studios. It is worth noting, however, that the pronunciation of residential properties in eastern Athens in 2023 consisted mainly of single houses, maisonettes and apartments, with studios and other types of properties following in a much smaller percentage. However, the co-financed housing project “House of My” contributed to the rise of housing searches for young people in order to buy first residence. With a number of criteria and specifications that had to meet both participants and residential properties for sale, the programme resulted in a more massive search for the proper property, as the potential purchasing public was enlarged. Even, according to their recent survey Spitogatos the best areas for home purchase are Kato Glyfada, the center of New Smyrna, Kalamaki, Upper Helioupoli, Kolonaki, Hilton area, Argyroupolis centre, Pankrati centre, Ano Glyfada and the centre of Vrilissia. Accordingly, the areas of Thessaloniki with the highest evaluations based on all the criteria of the survey are the New Beach, the ITH- Universities, Perea, Ano and Kato Toumba, the March area, the historical center of Thessaloniki and the Botsari area, Agia Triada and the Hippokratia region.
