Greek: How to change the coastal front of Saint Cosmas Marina with 300 mega yachts

Another step was taken to implement one that will contribute to the reform of the Athenian Riviera, as recently the Ministry of Environment and Energy published the Strategic Study of Environmental Impacts for Marina Agios Kosmas’ work on its coastal front. In this coastal part of Greek, with a sea area of 528 acres and land of about 32 acres, more than 300 yachts or mega yachts are expected to be docked, up to 80 meters long. This investment, over EUR 25 million, is a project of the first phase of development for Lamda Development, while preliminary work has begun. The general design of Marina Agios Kosmas aims to promote the coastal front of the Metropolitan Pole of the Greek Sea, with the attraction and service of high sea tourism in the context of sustainable development. The main objective of the development of the marina is the ability to serve vessels of various sizes and to provide a full range of services to vessels, so that the marina responds to market trends for more porting positions of increasing size in modern infrastructure. In selected locations of the open spaces of the land area of the marina, green areas (such as low green beds, etc.) will be formed to improve the aesthetics of the area and ensure the successful integration of the project into the wider environment. Among other things, uses and spaces are generally provided, not only supporting port infrastructure, but also service, catering, landing/lifting areas, green areas, coastal boat service zone (to place the benefits on board, to supply them and to secure access to them) etc. With the intended rearrangement of the land area of the marina, two areas of use and functions are distinguished in this area in specific terms and restrictions of construction. The maximum permissible construction in the marina will be 900 sq.m. and will include uses related to the management and operation of the marina (such as a management building and offices, a control tower, a small store, storage spaces, sanitary areas, an E/M facility, etc.). In this way, the needs of the marina are met in building infrastructure located close to the docking sites and at the same time the town planning organization is not affected, nor are the town planning figures of the “Geonia Marina Agios Kosmas” and the whole coastal front affected. The pedestrians’ access to the land area will be free and will take place primarily through the eastern boundary.
