In March 2025, the average selling price of a property in Vouliagmeni reached €7,424 per square meter, marking a 1.63% increase compared to March of the previous year. The stability of this upward trend is even more impressive, as within the last two years, the area hit its peak in September 2024 at €7,527 per square meter, with the lowest price recorded in May 2023 at €6,885/m². Similarly, the rental market shows an analogous picture. The average asking price in March 2025 rose to €20.38/m² monthly, showing a 4.57% increase compared to a year earlier, with the highest rate noted in November 2024 at €20.60/m² and the lowest in May 2023 at €16.58/m². The Kavouri district represents the most expensive location in Vouliagmeni, with sale prices reaching €7,892/m² and rentals at €22.20/m². Meanwhile, central Vouliagmeni maintains high but slightly more affordable levels, with €7,247/m² for purchase and €19.31/m² for rent. A striking example of these impressively high prices is the ‘Karavi’ project, currently in advanced stages. Designed by the architectural firm 314 of Paul Chatzigiannidis, it features a distinctive ship-shaped design and is being constructed by QProject for an Egyptian tycoon.
