What changes are planned for Capital taxes

The executives of the ministry of Finance consider these changes necessary, as they believe that the landscape that will be created in the real estate market after the adjustment of the objective values in the levels of trade will change dramatically and therefore the injury to the Public would be great if you continue to apply the current scales and tax-free thresholds that had been established on the basis of the higher objective values.
In this context, the first change which is expected to bring the new system to be implemented, unless it’s an emergency, since the second half of 2017, will “hit” the transfer tax, and in particular the tax-free thresholds that apply to the acquisition of your first house, writes the “Naftemporiki”.
It is recalled that the tax-free threshold for first home currently stands at $ 200,000 for single and $ 250,000 and for married, amount is increased by 25.000 € for each of the first two children and 30,000 euro for the third and each subsequent child.
On the other hand, the tax-free limit for the land purchase amounts to 50,000 euros for single, eur 100,000 for married, plus € 10,000 for each of the first two children and by € 15,000 for each of the third and the next.
The above limits are considered to be already from the staff of the ministry of Finance very high, and in any case will need to be reduced significantly after the adjustment of the objective values in the levels of commercial rates.
Reason for which, according to the officials of the ministry cited by the journal, will need to be changes in scales and in the duty-free limits that apply today for inheritances, donations and parental benefits, after the reduction of the objective values almost all of the transfers will no longer be tax-free.
It is recalled that the tax on inheritance and parental benefits from parent or grandparent to a child or grandson, there is now a tax-free threshold to € 150,000 objective value, while for the next 150,000 euros of the value of real estate is levied a tax rate of 1%.
Changes in ENFIA
Also, in accordance with the “Naftemporiki”, the table of more general changes in capital taxation are being discussed already the limit changes there will be in this year’s ENFIA, and that will have as a result of the shift of the tax burden.
The main change that is designed, moreover, aims to give full exemption from ENFIA for those who have an income below € 9,000 and are entitled to a discount of 50%, i.e., about 1.2 million homeowners that will alleviate over 85 million. euro from the specific move.
It is recalled that the increase in the discount rate from 50% to 100% of the ENFIA will apply, based on government commitments, for any taxpayer who meets the following income and assets criteria:
(a) The total annual net family income of the previous year did not exceed 9,000 euros plus 1,000 euros for the spouse and for each dependent member of the family.
(b) The total surface of the buildings held by the taxpayer and the other members of his family shall not exceed 150 square meters.
(c) The total assessed value of the buildings and within projects of cities of land held by the taxpayer or his family not exceeding € 85.000 if you are going for a single, € 150 000 if you are married without children and 200 000 euros if you are going for a married with one or two dependent children.
The “gap” that will occur is expected to be covered, based on the calculations of the executives of the ministry, by the additional tax that will be imposed on the parcels.
