Social Antiparochi: A Lever for Realistic Property Market Prices – Who Will Benefit and the State’s Share

in

In the coming days, new provisions regarding the Social Antiparochi program are expected to be put out for public consultation, aiming to boost the Ministry’s initiative to address housing challenges. According to newsit.gr sources, the Ministry of Social Cohesion and Family is preparing legislative measures that will help establish realistic ‘market’ property values by taking into account both the high asking prices from private owners—often visible on real estate platforms—and the lower valuations provided by the Independent Authority for Public Revenue (AADE). Officials within the Ministry note that while there will be a study to determine fair market prices based on location, building age, and other factors, the goal is not to administratively fix these prices, which could discourage investor participation. Additionally, the legislation will specify that the state will receive at least 30% of the properties built on public land through this program, with the remaining 70% available for private use. Eligible groups for housing under this scheme will include single-parent families, large families, and students, meaning that access won’t be limited purely to income-based criteria.
