Property owners must accept or reject new rental agreements submitted by tenants through myAADE within 30 days, starting from June 2, 2025. If no action is taken, the agreement will be automatically accepted, according to an announcement by the Independent Authority for Public Revenue (AADE). The AADE aims to clarify rental contract procedures ahead of the summer launch of the Property and Management Registry (MIDAS). For rental agreements submitted before June 1, 2025, there is a transitional period until the end of this month. During this time, property owners can also submit termination notices without incurring administrative penalties for leases that ended by April 30, 2025. This marks the first implementation of a new ‘tax monitoring’ system for rentals. Previously, there was no obligation or deadline for acknowledgment. Now, each declaration triggers notifications via Taxisnet, email, and the myAADEapp, with a countdown beginning upon notification. Non-response results in automatic acceptance and registration in tax records. Rejections require justification, preventing fraudulent declarations or unauthorized rentals by co-owners. This process paves the way for the full operation of MIDAS, ensuring transparency in property rentals and eliminating discrepancies in tax records. All parties involved must actively participate, ending practices like unauthorized subletting, fake rentals, and unreported lease terminations.
