Invel Real Estate (‘Invel’), one of Europe’s leading private real estate investment managers, has successfully closed its Invel Eudora Fund 2 (‘the Fund’) with total capital commitments exceeding €400 million — significantly surpassing its initial €300 million target. Combined with debt financing and co-investment capital, the Fund will have over €1 billion in investable capacity.

Strategic Focus on Southeastern Europe

The Eudora Fund 2 targets high-potential markets in Southeastern Europe, with Greece and Italy as its primary geographies. Both countries offer compelling investment opportunities driven by structural supply-demand imbalances, fragmented property ownership, and strong potential for developing specialized real estate operating platforms.

A Dual-Pillar Investment Strategy

Employing a disciplined yet flexible approach, the Fund invests across the full capital structure through two core pillars: first, liquidity solutions and recapitalizations; and second, direct investments in individual assets, portfolios, and operating companies. It prioritizes situations where valuations do not fully reflect underlying asset value, market conditions create attractive entry points, and there is significant scope to generate alpha.

Broad-Based Investor Support

The strong oversubscription reflects enduring investor confidence in Invel’s differentiated strategy, proven track record, deep local market expertise, and demonstrated ability to source off-market opportunities. The Fund attracted a high-quality, diversified investor base — including top-tier fund managers, financial institutions, family offices, foundations, and insurance companies — from Greece, across Europe, the Middle East, and North America.

Early Deployment Across Key Sectors

To date, approximately 60% of the Fund’s total capital has been committed across ten investments in Greece and Italy. These span residential, hospitality, logistics, and structured finance. Notable examples include a strategic partnership with YellowSquare to develop a leading hybrid hospitality platform — ‘glostels’ — targeting more than 5,000 beds across Southern Europe, and a €111.2 million financing package supporting the transformation of Rome’s iconic Hotel Majestic on Via Veneto into the Baccarat Hotel Rome.

Commitment to Sustainability

Eudora Fund 2 integrates environmental and social considerations across its entire investment portfolio — reaffirming Invel’s commitment to an investment approach that respects both local communities and the natural environment in the regions where it operates.
