Pagrati tops the list with an average price of €2,580 per square meter, driven by its proximity to the city center, vibrant shopping scene, and lively atmosphere. Ano Petralona follows closely at €2,560 per square meter, attracting buyers due to its unique architecture and easy access to public transport. Neos Kosmos ranks third at €2,480 per square meter, benefiting from recent urban development and improved infrastructure. Conversely, the most affordable districts include Victoria Square, Patissia, and Sepolia, with prices ranging from €1,580 to €1,780 per square meter. Location, transportation links, cultural activity, and commercial growth heavily influence property values in Athens. Interestingly, the priciest neighborhoods aren’t necessarily those with newer or larger properties but rather those offering the best quality of life and investment potential. In Eastern Attica, newer constructions from the mid-1990s onward offer spacious homes appealing to families. North Athens features properties built between 1982 and 1991, while South Suburbs combine proximity to the sea with modern amenities.
