The Hellenic Public Real Estate Company (ETAD), a subsidiary of the National Development Fund, announced today (26 June 2026) the completion of an open electronic auction — conducted via the digital platform e-publicrealestate.gr — for the long-term lease of the historic ‘Xenia Komotini’ property.

MECCANICA GROUP Secures 40-Year Lease

The winning bidder is MECCANICA GROUP — a publicly traded company specializing in construction, environmental management, and service provision. The lease agreement spans 40 years, marking a major milestone in ETAD’s strategy to reintegrate historically significant state-owned properties into Greece’s economic and tourism sectors through transparent, competitive processes that attract credible investors and generate lasting value for local communities.

A Landmark Asset with Architectural and Historical Significance

Located on an 18,205.16-square-meter plot in Komotini, the ‘Xenia Komotini’ complex comprises existing buildings totaling 1,889.10 square meters. Originally built in 1965, it was designed by architect Dimitris Zivas as part of the iconic ‘Xenia’ program launched by the Greek National Tourism Organisation (EOT). This nationwide initiative played a pivotal role in shaping post-war Greek tourism and left behind a distinctive architectural legacy.

The hotel features two main wings housing reception areas, dining facilities, and 24 guest rooms, alongside auxiliary and shared spaces. Its landscaped grounds include a small chapel, swimming pool, fountain, children’s playground, and outdoor parking.

Towards Sustainable Revival

The redevelopment plan prioritizes the conservation and enhancement of the building’s architectural identity while introducing modern hospitality and service-oriented functions. It aims to reestablish the site as a landmark destination in Komotini, stimulate regional investment, strengthen the local economy, and create new employment opportunities.
