ENFIA Property Tax: Inverse Measurement for 2024 Account – March Deadline for First Installment

Around 7 million property owners will receive their ENFIA tax account by next Monday at the latest. According to ertnews, these owners will collectively pay over 2 billion euros by February 2026. New measures include a doubling of the discount from 10% to 20% for insured properties with an objective value up to €500,000 and the option to pay the tax in 12 monthly installments (up from 11). The first installment is due by the end of March, with the final payment deadline set for the end of February the following year. Property owners can access their statements directly via the myAADE app or through their personal accounts on taxisnet. To access statements digitally, taxpayers should navigate through the AADE digital portal, select ‘Applications,’ then ‘Popular Applications,’ choose ‘E9/ENFIA Declaration,’ and enter the 2025 year code using Taxis credentials. Owners without changes in their property status will have the same statement as last year unless they own insured homes against earthquakes, floods, and fires, in which case the discount increases to 20%. The doubled discount applies to properties valued up to €500,000, while properties exceeding this value retain the 10% discount. Owners of ruins or properties located in disaster-stricken areas are exempt from the tax. Additionally, income-based and asset-based discounts are available for about one million taxpayers. Those opting for lump-sum payments will not receive any discounts, but the unified property tax can be settled in up to 24 installments through regular payment plans.
