The collection process by the Independent Authority for Public Revenue (AADE) is in full swing for Greek taxpayers. Since yesterday (March 31, 2025), penalties have started being imposed on those who delayed paying the first installment of ENFIA property tax. The penalty enforced by AADE does not take the form of a fine but as an additional charge on the amount of the first installment for those who did not pay on time. Today marks the start of the payment period for the second installment. This strict timeline affects approximately 7 million property owners obligated to pay the real estate tax. The payment process began in early March with a deadline for the first installment set for March 31. Those who failed to pay will face monthly interest charges of 0.73%, increasing the total tax burden. The current ENFIA can be paid in two ways unless the taxpayer opts for a lump-sum payment: either in 12 monthly installments, with the first due date having passed yesterday and the final one set for February 27, 2026, or in 24 installments with an annual interest rate of 5.87% for amounts exceeding €390. Early submission involves a 15% increase in the total amount. It’s important to note that the second ENFIA installment begins today for those not opting for a lump-sum payment, with a final deadline of April 30. However, one in seven property owners won’t need to deal with AADE billing this year since their ENFIA account balance is zero. Out of the total receiving ENFIA clearance, 989,924 were exempted from payment, while 359,494 received up to a 20% discount due to new regulations offering bonuses for insuring homes against earthquakes, fire, and floods. This number increased by 67% in the past year, reaching 359,494, causing the total discount to rise from €7 million in 2024 to €21 million this year.
