Deadline Looms for ‘Home Renovation’ and ‘My Home II’ Programs

August marks a critical month for thousands of property owners and beneficiaries of Greece’s flagship housing support programs. On 31 August 2026, key deadlines expire for both the Home Renovation (Anakainisi Katikias) and My Home II (Spiti Mou II) initiatives — two major government-backed schemes aimed at improving housing conditions and affordability.

Home Renovation: Final Days for Closed Properties

The deadline to submit applications for primary residences ended on 31 July. However, the electronic application platform remains open until 31 August — but only for properties registered as closed (i.e., unoccupied and not used as a main or secondary residence). During this window, eligible owners can obtain an official Eligibility Certificate via the program’s digital portal and gov.gr. This certificate is the first formal step in the process and does not constitute a final funding application.

Those who receive a positive eligibility assessment will later be invited to submit a full subsidy application through a separate online platform. As of end-July, over 150,000 applications had been submitted, with more than 77,000 homes receiving preliminary approval. Roughly one in ten of these approved properties was classified as closed.

What Does the Subsidy Cover?

The Home Renovation program supports more than just energy efficiency upgrades. Eligible works include kitchen and bathroom renovations, floor replacements, and interior painting. Subsidies can reach up to €36,000 per home — covering as much as 95% of approved costs, depending on the applicant’s income category and the property’s characteristics.

To widen access for vacant homes, authorities recently lowered the required ownership or usufruct threshold from 50% to just 20%. Additionally, the electricity consumption criterion has been relaxed: properties with minimal — though not zero — power usage are now considered eligible.

Obligations After Renovation

Owners of closed properties who participate must commit to specific post-renovation obligations, including: mandatory long-term rental for five years; fixed rent levels for the first three years; and a strict ban on listing the property on short-term rental platforms such as Airbnb.

My Home II: Loan Agreement Deadline

For the My Home II program — which helps first-time buyers secure subsidized mortgages — the timeline differs. The application window and issuance of Eligibility Certificates closed on 31 May. Now, 31 August is the final date by which already-approved beneficiaries must sign their loan agreements with participating banks. Missing this deadline means forfeiting the offer.
