Two major and iconic investment projects are progressing from the Andreadis family, signaling their intention to invest in the development of high-value real estate. These include the redevelopment at the former Kerameia Allatini and sustainable tourism on Diaporos Island. Anastasios Andreadis, Managing Director of Santa, announced the progress of these projects during the Prodexpo North 2025 conference. Regarding the green tourism project on Diaporos in Sithonia, Halkidiki, Mr. Andreadis emphasized that it is a small, pioneering, eco-friendly five-star hotel aligning with current times. Amid discussions about overtourism, visitors will explore something different as they aim to be Greece’s first fully energy-autonomous resort. The investment involves developing a modern, sustainable luxury 5* resort, energy autonomous, featuring 13 ground-floor villas, 13 two-story bungalows (totaling 76 rooms), combined with a central building offering open-air space, shared pool, restaurants, special/alternative therapeutic spa facilities, gym, modern sports installations, children’s activities, and more. Located on the northeast side of Diaporos, ‘Korakia,’ covering approximately 97 seaside acres owned by the investor, the project budget is €41.7 million, creating 78 Annual Work Units. Recently, the company prepared to submit a proposal to Enterprise Greece for strategic investment zoning via ESEKA after approval from the Interministerial Committee of Strategic Investments, targeting completion by 2027. Diaporos, likened to Halkidiki’s ‘Scorpio,’ increasingly attracts tourists. Meanwhile, the process to find a developer for the Kerameia Allatini site in eastern Thessaloniki is imminent. The pre-study highlights potential uses while preserving two heritage structures within the site. The project area will become a green lung for eastern Thessaloniki, choosing to construct a skyscraper instead of multiple four-story buildings, leaving around 70 acres as public parkland accessible to all.
